Job Description

  • Provides engineering and technical expertise and analysis related to planning, design, construction, maintenance, operation, and asset management.
  • Develops and maintains mechanical system specifications and accompanying documentation, including change management of existing system designs and specifications.
  • Assists in developing and updating the internal preventative maintenance programs for HVAC, plumbing, piping, escalators, elevators, and other related mechanical equipment.
  • Reviews and provides recommendations on internal standard operating practices.
  • Aids in reviewing work performed by internal mechanical and plumbing trade staff to ensure compliance with local and state regulations.
  • Assists with the planning of budgets and develops appropriate maintenance implementation strategies and plans.
  • Confirms system and product capabilities by designing feasibility and testing methods and properties.
  • Prepares product reports by collecting, analyzing, and summarizing information and trends.
  • Updates as-builts and mechanical systems drawings as needed.
  • Supports the Computerized Maintenance Management System (CMMS) by updating, adding, or removing assets.
  • Possess a strong working knowledge of the National Standard Plumbing Code, Uniform Mechanical Code, and Title 24 Building Code.
  • Gathers data, performs calculations, and reviews designs to develop technically sound solutions, recommendations, and results.
  • Responsible for understanding all factors required for a comprehensive trade package scope including contract documents, site logistics, schedule, coordination, and means and methods.
  • Identifies design and constructability issues and provides recommendations.
  • Manages and coordinates maintenance projects, including hiring third party contractors. Ensures that in-house maintenance staff are utilized in a cost-effective manner to perform any project tasks.
  • Works with internal HVAC and plumbing staff as well as third-party contractors to ensure design is properly implemented and fully tested.
  • Develops a well-defined scope of work for third-party contractors which describes the services, deliverables, and technical requirements.
  • Works with the Procurement Department during the solicitation process to conduct site walks and interviews, manage technical requests for information (RFIs), and evaluate bid proposals and solicitation submittals as needed.
  • Performs assessment of proposals and qualifications received from third-party vendors to determine the best value to meet internal company needs. May propose alternate means and methods for cost saving or value creation opportunities where possible.
  • Coordinates change order management, creation, and negotiation to determine reasonableness and verifies cost estimates.
  • Reviews and interprets as-built drawings.

This position may lead teams comprised of personnel from various departments. While there are currently no permanent direct reports to this position, this position maintains the oversight, technical knowledge, and is empowered with the authority to lead, train, and provide feedback to teams from various departments. Manages third party contractors and consultants to ensure successful completion.

Bachelor's degree in Mechanical Engineering from an ABET accredited college or university and five (5) years’ experience working in commercial construction, maintenance, and/or project engineering. Must demonstrate knowledge and experience for mechanical repair projects, new construction, and analysis of test data. Experience using AutoCAD is highly desirable.

Excellent verbal and written communications skills.  Ability to read, analyze, and interpret general business periodicals, business contracts, technical procedures, or governmental regulations. Ability to compose reports, business correspondence, and procedure manuals. Ability to effectively, with professionalism and courtesy, present information and respond to questions from individuals or groups of employees, clients, customers, and the general public.

Ability to add, subtract, multiply, and divide in all units of numerical representation, including whole numbers, fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret various graph displays.

Strong analytical and problem-solving skills. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of technically diverse instructions furnished in written, oral, diagram, or schedule form. Ability to apply logical thinking to identify and explain problems, collect data, and establish fact, and create a valid conclusion or resolution to problems.

Registration as a Mechanical Professional Engineer in the state of California is highly desired.

Possesses strong communication and teamwork skills to adapt to changing circumstances. Able to problem solve and negotiate to achieve best results using critical thinking and analytical skills. Robust knowledge of Microsoft applications including Word, Excel, and Outlook.

While performing the duties of this job the employee is regularly required to remain in an office at a computer workstation and access information from a computer. The employee is required to be mobile to, from, and within our Administrative offices and may be required to leave the area and maneuver throughout the facility. The employee must occasionally move up to 15 pounds.

The employee’s office is in our administrative offices. Access to this area is possible by either stairway or elevator. The administrative office area has closed windows overlooking the inside of the facility. The indoor HVAC unit monitors and controls temperature and airflow—lighting provided by overhead bulbs and lamps. The noise level in the work environment is usually moderate and includes noises from other office staff/departments and copier and fax machines located within the HR area. Frequent computer use at a workstation. Regular interaction with employees via email, telephone, delivery correspondence, and/or face-to-face. Occasional interaction with customers or the general public via email, telephone, delivery correspondence, and/or face-to-face. Ability to work Monday through Friday to provide appropriate support and interaction to employees and other internal departments. The facility is a 24/7 operation; therefore, hours and days outside of the standard work schedule may be needed.

Salary Range: $96,350 - $120,801
